URA groups the 28 districts into three regions. It's the fastest way to read a district's price tier and character before you dive in.
Districts 1, 2, 6, 7, 9, 10 & 11 — Orchard, Marina Bay, Bukit Timah and Novena. Singapore's highest prices, prestige addresses and strongest rental demand.
The ring around the core — Tiong Bahru, East Coast, Toa Payoh and more. City access with more space and value; a sweet spot for many upgraders.
The suburban towns — Tampines, Jurong, Woodlands, Punggol and beyond. The most affordable entry, family-friendly, and where much new growth is planned.
Common questions buyers ask before choosing where to live or invest.
Singapore has 28 postal districts (D01–D28), a system originally based on postal sectors and still used across the property market to describe location, pricing and demand.
They are the three market segments defined by URA. CCR (Core Central Region) covers the prime central districts, RCR (Rest of Central Region) is the city-fringe, and OCR (Outside Central Region) is the suburban heartland. They are the quickest shorthand for a district's price tier.
The Core Central Region centres on Districts 9, 10 and 11 (Orchard, Bukit Timah, Newton–Novena) plus the Downtown Core in Districts 1, 2, 6 and 7. These carry Singapore's highest prices and strongest prestige.
Match the district to your priorities — commute and MRT lines, school catchments, lifestyle, budget and growth potential from the URA Master Plan. Each district guide here summarises exactly these factors, and Joanne can help you shortlist.
